Do you know how much it costs to buy a house? Here’s how much you will need and by when: (check out the example case on the last slide)! 24 hours after your offer gets accepted on a home, you will need your earnest money. This is usually 1%-2% of a homes purchase price. This earnest money will be used towards your down payment later down the line. Within 24 hours of that accepted offer, you should also have $400-$600 available to pay the inspection company. They will come out and do their job one or 2 days after your accepted offer. They will tell you how they prefer to be paid; either credit card or cashiers check. 2 weeks after your accepted offer your bank will be ordering an appraisal. They will tell you how much it will be and how to pay, either credit card that day or lumped into your closing costs. It is generally between $400-$600 About 30+ days after your accepted offer will be closing day, when the house is almost yours! You will be paying your down payment and closing costs in order to get your keys. Your loan officer should be sharing a final estimate of expenses a few days before you close. The down payment can be a minimum of 3% up to 100% of the homes purchase price. It’s up to you to determine. Had I listened to people who told me not to buy last year, and to wait until this year to buy… we’ll they probably would have told me to wait until next year.
